The five drivers that move your number most
Your lot. Slope, soils, and utility distance swing total cost more than any finish decision. A steep lot can add $30,000+ in foundation and drive work before the first wall goes up.
Septic system type. In much of the county you are on septic, and soil decides the system: a conventional system may run $5,000–$9,000, while poor soils forcing an engineered system can reach $20,000+. A county Improvement Permit answers this before you commit.
Corners and rooflines. Every corner and roof plane costs money. A simple, well-proportioned footprint spends your budget on space and finishes instead of framing complexity.
Allowance honesty. A bid $40,000 below the others is usually not efficiency — it is lowballed allowances that surface later as change orders. Compare allowances line by line, not bottom lines.
Two-story vs single-story. Stacking square footage shares one foundation and one roof — the same area in a two-story typically prices meaningfully below a sprawling ranch.
